BAC-AZAP uses a unique blend of active live bacteria and enzymes that consume and do away with decaying organic odor-causing matter. (Newer odors are more easily done away with than “older” odors that have been around awhile, which may require several treatments.) BAC-AZAP is also non-toxic, biodegradable, non-pathogenic, non-caustic and salmonella free.
DIRECTIONS FOR USE: BAC-AZAP is furnished full strength and ready to use for the toughest applications. In cases where the product is applied periodically as part of an ongoing maintenance program, the product may be diluted with one (1) or two (2) parts water in order to maximize coverage.
FOAMING: BAC-AZAP may be applied as a foam using an applicator device designed to create foam solutions. Place BAC-AZAP into the applicator at one hundred (100)% concentration, do not dilute. BAC-AZAP is specially formulated to be used in conjunction with ProFoam Platinum foam concentrate and may be applied as a foam into drain lines, to organic debris under heavy kitchen equipment, into wall voids where organic materials or dead rodents may cause odor concerns and onto walls of garbage cans and dumpsters.
FOGGING: Bac-Azap may also be fogged into confined areas, such as crawl spaces or attics using a fogging device. Dilute product two (2) parts water to one (1) part BAC-AZAP (2:1) and apply as a fog at a rate of one (1) gallon of mixed solution per one thousand (1000) cubic feet of confined space. NOTE: Do not fog BAC-AZAP into areas where people or pets are present. Wait until fog has dissipated before re-entry.
DRAIN FLY HABITATS: For best results, apply product at end of day for overnight action on habitats and breeding sites. If drains are not used regularly, pour two (2) to three (3) gallons of warm water into drain opening to moisten drain surfaces before treatment.
Apply four (4) to six (6) ounces to each drain where drain fly activity is present. Continue daily for five (5) to ten (10) days.
Maintenance for drain flies: Apply four (4) to six (6) ounces one (1) to two (2) times per week.
PHORID & FRUIT FLY HABITATS: For best results, apply product at end of day for overnight action on habitats and breeding sites. Use as a wash on all floors where food or other contamination may be used as food sources and breeding sites. In sewage overflow or pipe breakage situations, soak affected areas after removal of contaminants.
WALL VOIDS: BAC-AZAP can be applied into wall voids or other inaccessible areas by spray injection or in conjunction with a foam applicator.
CRAWL SPACES & BASEMENTS: Spray onto surfaces or dirt in crawl spaces, that may produce or retain odors from mold, mildew, sewage, wildlife and pets. Apply at the rate of one (1) quart of solution per one hundred (100) square feet. Bac-A-Zap can also be fogged in crawl spaces and basements using a fogging machine (see FOGGING above).
WALLS, FLOORS & CARPETS: Begin by thoroughly cleaning areas with appropriate materials and methods. Spray BAC-AZAP on all surfaces where odors might originate including wall surfaces, floors and carpets. Apply at the rate of one (1) quart per one hundred (100) square feet of surface area (approximately three (3) fluid ounces per square yd.). NOTE: Although BAC-AZAP is designed to be non-staining, always test surface for colorfastness in an inconspicuous area before treating entire surface.
COMPOSTING: Mix six (6) to eight (8) ounces BAC-AZAP to one (1) gallon water. Pour evenly over compost pile two (2) times per week. The solution can treat up to 50 cubic feet of compost. For best results, turn and mix compost pile while adding the BAC-AZAP solution. To speed up the composting process, make 1 gallon solution of water-soluble fertilizer and add 8 ounces BAC-AZAP. Pour over compost pile as described above.
REFUSE CONTAINERS, GARBAGE CANS & DUMPSTERS: Once unit is empty, rinse with water and liberally spray surfaces with BAC-AZAP. If unit cannot be rinsed with water each time it is emptied, attempt to rinse with water daily or on a regular basis to remove excess soils. Apply BAC-AZAP to the unit as often as possible, to the point of surface wetness to control odors and remove pest habitats.
BATHROOMS & FLOOR DRAINS: After cleaning, spray walls and fixtures with a one to one (1:1) or two to one (2:1) dilution of BAC-AZAP to prevent lingering odors. Pour three (3) to four (4) fluid ounces of undiluted BAC-AZAP directly into floor drains and urinals at the end of the day and allow to work overnight.

Mouse odor

I recently removed my bathtub and found a huge mouse nest . The wood subfloor and studs really stunk. I tried several products but non seemed to work. This product worked very well. It took 3 treatments (from only one bottle) with about 2-3 days drying time for each. There is still a very very faint odor in the room when we leave the door shut but my wife and I do not think it is mouse smell anymore. She thinks it is kind of a wood odor. Works great for skunk odor
By Anne on October 7, 2011Our dog got a mini spray from a skunk that was just outside our door one night, but the smell was still overpowering in the house. I tried your product as a sample from an animal control agent. Boy did that do that trick. It neutralized the odor - and nothing works on a skunk smell! I bought some of this recently but am still learning what else to use it for. A great product!

It's the only thing that works very well for my pet problems. I got it particularly, for the Rat STINK up the hole, in the bathroom wall. The odor is still there, for I can't reach up very far to clean it. (I need a l-o- n-g handled, narrow brush, like a bottle brush, but longer, and flexable to bend) Do you have something like that? I'm desparate, and need something to clean with, so I don't have to remove the wall. However, it doesn't reek as much now, as it did before. I'm using a swifter duster with the extended handle. The problem is, It has to bend at an angle (which it does) to fit, as the hole is UNDER the bathroom cabinet. I think the whole thing needs to ripped out!! I spray up there about every other day, and the duster reaches only about 12 inches.

It seems to work as I wanted it to
By E.s.r. on August 16, 2012Last winter, here in Vermont, we bought a old house. Things smelled somewhat musty downstairs during the first few months this winter, but we tolerated it. Summer warmth and humidity came, however, and the smell became unbearable! Finally, suspicious there was something in a walls, I drilled 1/2" holes in the walls - a hole about every 16" - positioned between each wall stud - about 8" to 10" above the floor. When I sniffed the holes (about a dozen holes in the walls), sure enough, four bays smelled awful! I then cut a 10"x 16" rectangle (using a utility knife) out of the bottom of the wall sections of the suspicious bays, and . . . wa-laa, dead mice! In three bays, these mice had been there many years, and in one bay, the mice looked a little "fresher". I removed all the mice and vacuumed out the bays. I then tried some hardware-store-available oder-removing spray - for several days spraying more & more of this stuff into the cavaties. The smell - POWERFUL smell - persisted, however. The problem did not go away (. . . but, I have to remember, it had been there for YEARS!) The hardware-store-bought stuff simply didn't work. I tried putting mothballs in the cavities. They helped, but the pungent smell overpowered the mothballs. . . . Not a solution! After researching the situation further, three weeks ago, I bought a bottle of the Bac-A-Zap. I sparyed the Bac-A-Zap into the cavities - soaking the studs and inside surfices of the wall board - and the smell immediately improved a little. The next day, I sprayed again, and the smell seemed to subside a little more (although it was still bad . . .). Now, for the past two to three weeks, I've been repeating this spraying about every three or four days, fully wetting the studs and wall board. Now, after several weeks of this spray-and-wait-and-spray-and-wait process, the smell is definitely getting better. I suspect it will be tolerable soon. From what I'm finding so far, it appears the Bac-A-Zap stuff does do some good. Believe me, this years-old dead mice lying on raw 2x4 studs - accompied by fresh dead mice - is a very tough test for any such product. I think I'm O.K. with the Bac-A-Zap results. It seems to work.

Great Product for Animal Odors!

When I purchased my new home (which is a 67 year old house) I could not get rid of the animal urine smell in the mud room and laundry room. The previous owner had several small dogs who used these rooms for potty purposes. My Pest Control Tech suggested this product...it is GREAT. Bac A Zap got rid of the odor immediately. I also use it at my business to control fruit fly's in the drains.

AFungus gnats will commonly breed in the soil of house plants that may have too much moisture. Bac-A-Zap is labled for drain flys, phorid flys and fruit flys but it does not actually kill them, instead it has an enzyme that helps break down the organic matter that these flys breed in. This type of treatment will not work on fungus gnats. You should read our "Getting rid of gnats" article that explains how to treat fungus gnats. We recommend using Talstar P which can be sprayed directly on the soil to help control fungus gnats and we also recommend letting the soil dry out completely between waterings.

I had a very lazy tenant. I evicted her for reasons other than this, but now have a problem with what was a wonderful carpet!!! She was only there for 5 months and the entire apartment reflects how lazy she was! Oh my! My main concern is the carpet though. I would like to save it. AAccording to the manufacturer, Bac-A-Zap will not remove the actual urine stain, it will just help eliminate the smell of the urine.

I bought my house a half year ago and now the kitchen cabinets have a musty odor in them that cant be removed by all of the other practices i've seen online. Can this be used within the cabinets?
AThe fact that there is a musty smell tells us that there might be a moisture issue. However, you can spray Bac a Zap in the cabinets after taking everything out. Let the product dry and then place the kitchen products back in.
