Product Overview

InVade Bio Zap is a specially formulated cleaner that helps remove stains and eliminates organic odors without harsh chemicals or fumes. This ready-to-use probiotic liquid contains natural, scum-eating microbes which helps get rid of organic odors from animals or other sources on surfaces such as soil, gravel, or insulation in attics. It’s ideal for neutralizing bird droppings and can be used as an excrement remover for fabrics, carpets, walls, garbage receptacles, and restrooms. It’s also suitable for fogging applications such as crawl spaces. Invade Bio Zap has a light and fresh citrus scent.

DIRECTIONS FOR USE

InVade Bio Zap contains premium, natural, scum-eating, odor eliminating microbes. Citrus oil provides a fresh and pleasant scent. Product may be diluted with 1 to 2 parts water for spraying in an ongoing maintenance program. Spray walls, floors, carpets and fabrics where pet, smoke, dead animal, skunk or excrement odors originate, just to the point of wetness. Always check a small area for color fastness before use. Rinse garbage receptacles with water and then spray product liberally onto surfaces. Spray gravel or soil surfaces in crawl spaces, concrete in basements or garages and other areas where sewage or wildlife have left odors. Spray into cracks, crevices, on floors, in garbage receptacles, bathroom walls, voids and urinals to eliminate odors. InVade Bio Zap may also be fogged into crawlspaces. Do not apply to direct food contact surfaces.

    using at Apartments

    it's me, Jason, again. I've been spraying Bio Zap weekly on grease spillage by the BBQ's and on areas where birds poop regularly, and other random spills/stains. The bird poo clears up surprisingly quick, the grease may be slower, or maybe just more messy people are there... Other plant & food stains & spills disappear with a few treatments. Those old gum does not; but I tried scraping it first this week so we'll see if it can eat that. I do want to know which is better/stronger - Bio Zap, Bio Cleaner, Bio Drain, or Bio Remediation. They all have very similar descriptions. I want to order something to spray in our dumpsters.....

BioZap can be used in garbage cans, just keep in mind that it is ready-to-use. The Bio Cleaner is a concentrated formula, so it is a versatile product that you can dilute it with water for mopping, spraying, foaming, or drain treatments. InVade BioDrain is a thicker formulation made especially for treating drains, while InVade BioRemediation is an extremely concentrated formula primarily used for grease trap maintenance or slow drains.

    cleared out a dead skunk

    sadly, a skunk died under the shrubbery next to my house. Double bad smell!! I poured a liberal amount of Bio Zap all over it 2 days in a row, and by the next week it was gone.

    Biozap worked as advertised!

    price is good, easy to spray and smells pretty good. we had a moderate rat problem in our attic crawl spaces with a lot of old rat poop, urine staining and grease trails and the associated smells. we vacuumed up all the poop then I sprayed the heck out of the crawl space. next day the smell was neutralized!

Which InVade Bio product is best for me?

Bio Zap Bio Drain Bio Cleaner Bio Remediation - - ?? At our apartment complex I've been using BioZap for some months, to clean mostly cement - grease at BBQs, bird poo, sap, various other spills/substances, and also our water-less urinal. I want to order a large amount to spray in our dumpsters to clean built up crud/eliminate odor; but if I am going to spend this much I want the most effective of your products for the job(s). Advice? Another Q that just occurred to me - would any InVade products be effective at reducing the lint/gunk build-up behind laundry machines? Thank you.

We would recommend using Invade Bio Zap for the variety of things you would like to do. It is labeled to be used on soil, gravel, crawl spaces, concrete basements and garages or insulation in attics, fabrics, carpets, walls, garbage receptacles, and restrooms. It does contain the same active ingredient as Invade Bio Drain, however, the makeup is different which means it will work differently if you use it in places it is not labeled for.

The product can be used to clean behind the laundry machines, but it will not reduce lint.

Does Invade Bio Cleaner or Bio Zap affect building structure, i.e. wooden joists/rafters or plaster walls?

InVade Bio Zap would not effect building structures when applied to wood/walls to remove stains and eliminates organic odors.

What kind of fogger should I use with Bio Zap for deodorizing my crawslpace?

The description mentions fogging. What kind of fogger do I need, a propane (hot) fogger or a ULV fogger? Should BioZap be mixed with oil or water for fogging, and in what concentration per gallon? Thanks!

InVade Bio Zap can be used in a ULV fogger to fog crawlspaces only.  If diluted it would be with water only at 1 to 2 parts water for spraying.

Can I use an insect growth regulator on a suface that has been treated with the Invade Bio Zap?

You could potentially apply an Insect Growth Regulator (IGR) after an application of InVade Bio Zap has dried completely. Be sure that the IGR is labeled to be used in the area you want to treat.
