InVade Bio Drain

InVade Bio Drain Gel combines citrus oil and premium microbes in formulation thick enough to coat the insides of drains allowing it to eliminate odors and eat through scum. When first using InVade Bio Drain apply every other day for the first week and then continue to use once a week afterwards. Use InVade Bio Drain in the drain lines of the soda machine drip tray to clear out sugar snakes that eventually clog the drain lines.

InVade Bio Drain can be also be used with a hose end sprayer or in a mopping solution. The citrus oil has a great scent and provides extra cleaning power.

A Pump For 5 Gallon Pail can be purchased separately if needed.




How InVade Bio Drain Gel Works

InVade Bio Drain Gel contains natural microbes, citrus oil, a gelling agent, and an emulsifier. The microbes consist of bacillus bacteria that eat away naturally at the organic scum buildup in drains and on floors and other areas with frequent food and water contact. Citrus oil aids in cleaning and also leaves a fresh scent after InVade Bio Drain is used. The remaining ingredients thicken and stabilize the liquid, helping it to coat drains and other treatment surfaces.

Target Uses of InVade Bio Drain Gel

Use InVade Bio Drain Gel to eliminate odors and organic buildup in drains and soda lines, and on surfaces such as restaurant floors and dumpsters. InVade Bio Drain is a perfect part of treatment for pests such as drain flies and fruit flies that breed in these areas. InVade Bio Drain can be used in bathrooms, kitchens, or other areas in homes, businesses, and institutions.

Treating clogged drains with hot water, bleach, ammonia, or other ordinary drain cleaners is inefficient. Only the regular use of a highly concentrated, professional strength biosanitation product like InVade Bio Drain will adequately cut through drain scum to prevent odors.

Use InVade Bio Drain in soda fountains to eliminate "Sugar Snake": Sugar snakes are the long, crystallized, rigid polymers that grow and clog drain lines in soda fountain machines. These polymers are caused by certain bacteria left behind by sugars when these machines are not adequately maintained. Sugar Snakes that are not treated may lead to costly drain line backups and foul smelling odors. Treat soda fountain drain lines with InVade Bio Drain to prevent or minimize sugar snake problems.

InVade Bio Drain (Gel) Application Instructions

To use Invade Bio Drain:

  1. If drain to be treated is not used regularly, first moisten the drain with 1 to 2 gallon of warm water before treatment.
  2. Apply product at periods of time during the day when drains are in lowest usage.
  3. Apply 4 oz to each drain around the edges, making sure to coat the sides.
  4. Repeat daily for 5-7 days and then every 1-2 weeks for ongoing maintenance.
  5. For drains that have a very heavy layer of scum, clean the drain with a brush before beginning treatment for immediate results and then maintain with InVade Bio Drain to prevent further build-up.

NOTE: InVade Bio Drain is not a substitute for general sanitation. Sanitation is key to eliminate drain flies! To eliminate drain flies, fruit flies, and other fly pests, a total sanitation program is key. The problem area must be cleaned completely, including eliminating standing water as much as possible and properly disposing of food waste into a plastic bag in a trash receptacle with a tight fitting lid. When the area has been sufficiently cleaned, the drains may be attacked with InVade Bio Drain. For treatment of floor or trough drains, first remove the screens and scrape off any organic matter.

* Always read the product label completely before use.

A quart (32 oz.) container yields 8 drain treatments, 32 soda drain treatments, or 4-8 gallons of diluted solution. A gallon (128 oz.) container yields 32 drain treatments, 128 soda drain treatments, or 16-32 gallons of diluted solution.

Standard Application Dilution rates / Mixing Ratios for InVade Bio Drain Gel:

  • 4 oz. per drain per treatment – Daily or every other day for active infestations, bi-weekly for maintenance - Drain buildup, breeding site for drain flies
  • 1 oz. per soda fountain drip trays – Weekly - Sugar snakes and similar buildup
  • 4 oz. per mop bucket – Standard mop bucket
  • 4-8 oz./gal. of water – Surface cleaning with a sprayer, such as for dumpsters and trash chutes
  • 1/2 to 2 oz./gal. of water – Hose-end or power sprayers

InVade Bio Drain is for use in the following areas:

No restrictions on use sites. Intended for drains, floors, dumpsters, trash chutes, bathrooms, and similar surface cleaning.

Indoors

See above for general directions. InVade Bio Drain Gel may be used full strength in drains or soda fountain drip trays, or diluted for mopping, surface applications, or foaming.

  • To foam, use 4-8 oz. in a gallon of water and add 2-4 oz. of foaming agent. Apply using a foamer.

Outdoors

InVade Bio Drain Gel is not intended for outdoor use unless treating surfaces on or in dumpsters or similar structures. In power sprayers or hose end sprayers apply at a rate of 0.5 to 2 oz. per gallon of water.

    I had tiny drain flies coming up from my basement floor drain. I threw a gallon of bleach down the drain and that didn't faze them one bit. They were back the next day. After turning to the Internet for advice I found favorable reviews on Bio Drain. I bought two bottles. I followed the directions on the bottle and noticed within a couple applications the flies were gone. I kept using it for a week and they are completely gone. It's been 2 weeks now and I haven't seen any. I'm not sure if it will continue to work long term but I have another bottle should those pesty flies return.

    This product has substantially helped reduce the population of our drain flies. There are still a couple around here and there, but we haven't finished the treatment yet.     I was so excited after reading the reviews of this product. I had tried everything on the internet to rid my bathroom of drain flies including vinegar and baking soda, boiling water, Draino, and even bleach. Nothing was working. I finally purchased the InVade Bio Drain Gallon size and I followed the directions to a T, and at first, I thought it was working! After using it every night, for 7 nights, the drain flies had disappeared. I began using it once a week and was hopeful I could eventually move to once a month for maintenance. However, after 2 weeks, the flies came back, in large numbers. Now I'm out of the Bio Drain, as I was using it in 2 drains in a bathroom, and cannot justify buying another gallon, if they will just return again. My next step is an exterminator.

    I would have to use this product a bit longer to see any results, however I contacted Rockwell Labs Ltd. (816)283-3167 and I spoke to a gentleman in the Customer Service Department about using this product for my specific problem and his reply was that Bio Drain was not the right product for my needs. When I mentioned Vector Bio-5 he immediately said that this was probably the correct product to use. I will finish using the Bio Drain and if the problem continues I will purchase the Vector Bio-5.

    I can't believe that I bought five gallons of this stuff. I don't think that it works. I've been using it for a few weeks and still having smells and problems with drain flies. Don't buy, waste of money.

    We had an issue with fruit flies coming from our kitchen sink. We were recommended this product and no longer have the fruit flies, so the product did the job. The directions said apply during a low use period. We chose to apply right before bed because that is when the sink has the longest period of no usage. I wasn't sure it was working because it took a few days before the problem went away, but eventually it did. We have not had the problem since, and still have some left over product for maintenance.

    InVade Bio Drain is a fantastic product.. I live in an apartment complex where other drains are connected to each other. I had unbelievable drain flies the first year, but then I had never experienced them at my own house, so I went a little "nuts", with fly paper hanging everywhere!! This summer they started again, I asked around and I was told there's nothing you can do, we all have them!, I looked up flies on google and took a dead fly and used a magnifier over it and there it was.. You recommended Bio Drain and I am rid of them. It took about a week and a half. FIVE BIG STARS .

QDoes Draino kill the microbial action of Invade Bio Drain? I had to use it between orders.

ADraino contains some very harsh chemicals and most likely would kill the microbial action of the Invade Bio Drain. We recommend rinsing the drain very thoroughly before reapplying the drain treatment.

QHow do I use InVade Bio Drain in a flush toilet?

You will usually see drain flies developing in a toilet only if the toilet is not used very often.†InVade Bio Drain†probably won't be the best product to use in your situation. You can turn the water off to the toilet and flush it so that the bowl and the tank are empty. Thoroughly scrub both, paying special attention to the area under the lip of the bowl and the tank. Scrubbing and cleaning these areas will help eliminate the decaying organic matter that these flies need to breed and develop. While the toilet is drained you can apply†Invade Hot Shot Foam†to the tank and the bowl and let it sit overnight to clean all of the cracks and crevices that you may not be able to clean properly. Invade Hot Shot would be a good choice because it will expand to cover all of the surfaces you need to treat. This may need to be repeated a few times before you get rid of all of the gunk that can build up over time. All drains in the infested room should be treated with either Invade Hot Shot or with Drain Gel.

QCan you put Invade Bio Drain in a toilet tank overflow to clean the toilet jets?
We have a reoccurring issue with mold and/or mineral deposits under the rim of the toilets coming from the water holes (jets) that we haven't been able to completely clear out with a regular toilet brush and cleaners. Would Bio Drain gel help?

Typically for sump pumps, it is better to use a foaming product such as Invade Hot Spot instead of the InVade Bio Drain The foam will expand in the sump pump and provide more coverage in hard to reach areas.

QDo you pour water down drain after putting drain gel down drain? Or do you let it sit 8 hours unused and the next morning run water down drain?

We recommend that you apply 4 oz of Invade Drain Gel in each drain opening when they are not in use. You should refrain from running water down the drain after application so the product has time to be effective in breaking up the organic matter in the drain. We also suggest appling 2-3 squirts of Gentrol IGR Aerosol after the drain gel to impede the insects reproductive cycle. Please let us know if you need anything else.

QWhat is the best combine use when using Bio Drain and Gentrol to control drain flies and phorid flies?
If you put the biodrain in, does it take away the effectivness of the gentrol?

AGentrol IGR should be mixed with water and can be used inside the downspout and catch basin area of the drain. This application will be completed before you use the Invade Bio Drain. You will repeat applications every 2-4 weeks.  The Invade Bio Drain should be used by itself. You will use this to coat the drain and kill the microbes inside the drain.
