Product Overview

Bora-Care with Mold-Care will kill existing mold and prevent future mold growth, but it will not remove the black stains caused by mold and fungus.  To remove the actual stains from mold and fungus, you should apply Mold-Clean before applying the Bora-Care with Mold-Care.

How Bora-Care with Mold-Care Works

Mold-Care is the industry’s leading weapon against mold. It acts as a surface-protectant, killing all forms of fungi, sanitizing and disinfecting the treated area. Bora-Care is the industry’s leading borate-based wood preservative, rendering treated wood impervious to termites and other wood destroying insects, as well as wood decay fungi. It actually diffuses into the wood where it remains for the life of the wood, providing residual protection. When used together, they create a highly effective solution to insects and mold.

Mold-Care is the only EPA-registered product that will both kill and prevent mold. Combined with Bora-Care, it also kills and prevents decay fungi and wood destroying insects that share the same conducive conditions and actually cause much more damage.

Mold-Care is a specific quaternary ammonium compound called diecyl dimethyl ammonium chloride (a cationic surfactant). This is negatively charged and has both a hydrophobic and hydrophilic component so that it ruptures mold and bacteria cell membranes. These compounds are actively used in hospitals as well as in the beer and food industries as sanitizers.

Use Mold-Care instead of other products that either have no EPA registration and can actually cause fungal decay and structural failure or which can off-gas poisonous components in wall voids and hot attics.

Target Uses

Two ways to use Bora-Care with Mold-Care:

1. New Construction

When a home is being built, all wood is accessible. This is the perfect time to do a whole house Bora-Care with Mold-Care treatment. This whole house treatment protects all wood from mold, termites, carpenter ants and wood boring beetles, and even discourages general pests such as cockroaches. Bora-Care with Mold-Care diffuses into the wood and remains in the wood, delivering residual power for years of protection.

2. Water Damaged Materials

If a home has been damaged by water from leaking pipes, rain or flood waters, you can apply Bora-Care with Mold-Care to all affected structural wood once damaged materials are properly cleaned out and dried. Wood decay and mold can begin to grow almost immediately. By applying Mold-Care, you kill existing mold and stop wood decay in its tracks. You also are protecting the wood in case of future flooding.

ACTIVE INGREDIENTS: Bora-Care: Disodium Octaborate Tetrahydrate (Borate) 40%, Mold-Care: Didecyl dimethyl ammonium chloride 80%

Bora-Care with Mold-Care Application Instructions

*Always read the product label completely before use.

Mixing Procedure:

  1. Pour 4 gallons of water into a six-gallon pail.
  2. Attach mixing impeller to drill and begin agitation.
  3. Gradually add 1 gallon of Bora-Care and 1 pint of Mold-Care Moldicide Concentrate into the pail of water and continue to mix the solution.
  4. Use 1 gallon of water to triple rinse the Mold-Care Moldicide Concentrate and Bora-Care containers and pour contents into the mixing solution.
  5. Continue to mix until solution is fully mixed. Normal mixing time may be 5 minutes. Warm water will reduce mixing time.

Mix solution in a container other than spray equipment, then transfer finished solution into spray equipment. Mixed solution is stable for up to 30 days. Do not leave unused solution under pressure or in tank overnight. Clean and/or flush equipment and lines with water after use.

*Assure uniform coverage of surfaces to be treated. Surfaces must be evenly wet without runoff or pooling. Permit treated surfaces to be thoroughly dry before painting or affixing overlayment materials such as siding, wallboard or flooring.

The entire contents of the Bora-Care with Mold-Care concentrate yields 6 gallons total of finished solution. This treats approximately 3600 lineal feet of 2x4 lumber or 1250 sq. ft. of a crawl space or attic. See label and Application Rates Tables for treatment amounts for other dimensional lumber and panels, siding, and plywood.

Standard Application Dilution Rates / Mixing Ratios for Bora-Care with Mold-Care:

*Mix entire contents with 5 gallons of warm water (see mixing instructions above).

*One gallon of finished solution treats 400 board feet of wood or 400 sq. ft. of sheathing, insulation, or drywall.

Bora-Care with Mold-Care is for use in the following areas:

In and around Residential, Industrial, and Commercial Structures including Homes, Apartments, Garages, Museums, Public and Private Institutions, Schools, Hotels, Hospitals, Kennels, Stables, Farm Buildings, Trucks, Trailers, Warehouses and Non-Food Areas of Supermarkets, Restaurants and Food Processing Plants

Surfaces: for use on all non-food contact surface cellulosic materials including wood, plywood, particle board, paper, oriented strand board (OSB), cardboard (non-food packaging material), wood composite structural components, concrete, block, brick, and other non-cellulosic materials where an intact water-repellent barrier, such as paint, stain or sealer, is not present

Indoors-

Preventative Treatment for Drywood Termites, Wood Boring Beetles, and Fungi (Rot):

Apply when access to wooden structural components is optimized such as at the “dried-in” stage when sheathing and roofing are in place, yet before installation of insulation, wiring, plumbing, and other mechanical components. Concentrate application in areas susceptible to attack, including all sills, plates, floor joists, piers, girders, and subfloors. See the product label for full details. In areas where access is limited to 1 or 2 sides of a wood member including exterior wall base plates and any married studs, apply 2 coats of solution to the exposed surfaces. Allow first application to dry by waiting at least 20 minutes between applications.

Preventative Treatment for Drywood Termites and Powderpost Beetles:

Apply 1 coat of solution to the point of surface saturation to all structural wood surfaces using a brush, spray or mist. Apply 2 coats of solution to those surfaces where access is limited to 1 or 2 sides of structural wood members. Allow first application to dry by waiting at least 20 minutes between applications.

Outdoors-

Bora-Care with Mold-Care should only be used on exterior wood that is then sealed.

DO NOT use to directly treat soil. Bora-Care solution provides only limited and temporary protection of wood in contact with the ground (see specific instructions) and is not a substitute for products registered for protection of wood in contact with the ground.

Treatment of Exterior Wood Surfaces Less Than Two Inches Thick such as Decks, Sheds, and Fences:

Apply only to bare wood or to wood surfaces where an intact water repellent or finish is not present. Remove paint or finish prior to application. Apply 1 coat of solution to the point of surface saturation to all wood surfaces. Apply 2 coats of solution to heavily infested areas and to those surfaces where access is limited to 1 or 2 sides of wood members. Allow the first application to dry by waiting at least 20 minutes between applications. Do not apply in rain or snow. Do not expose treated exterior wood surfaces to rain or snow for at least 48 hours after treatment. If inclement weather is expected, protect exterior treated surfaces with a plastic tarp.

For longer performance, exterior wood surfaces that have been treated will require a topcoating with a water-resistant finish such as paint or exterior stain. Apply the finish or topcoat within 6 weeks of treatment. It is important to allow treated wood to completely dry (at least 48 hours) before applying any protective topcoat.

Extra Tips

*Clean surfaces with Mold-Clean before treatment to eliminate mold and fungus stains.

*Bora-Care with Mold-Care will not treat active infestations of wood-destroying insects because the dilution rate of the finished solution is 5:1 rather than 1:1.

*Only dilute with warm water.

*Always pre-mix in a separate container before filling spray equipment.

*Use only on raw wood materials. Bora-Care products will not penetrate paint, stain, or sealants (though these products may be applied after Boracare applications are dry).

*An appropriate dye or colorant such as Turf Mark Blue Tablets may be added to the solution when diluting Bora-Care with water to make it easier to see where Bora-Care has been applied.

*Do not use or store near heat or open flame.

*Do not apply with foggers or similar equipment.

*Not labeled to be tank-mixed with other products.

Storm and Water Damage Steps

STEP 1: Remove all wet and unsalvageable building material from the site.

STEP 2: Completely dry the remaining affected areas.

STEP 3: Spray Bora-Care with Mold-Care according to the label application directions on all structural wood and cellulosic building materials, including sheetrock. Allow to dry before rebuilding.

Bora-Care with Mold-Care - the perfect solution to water damage when mold is present. The active ingredient in Mold-Care kills existing mold on wood and inhibits mold from growing. Bora-Care with Mold-Care gives wet wood a chance to dry out safely. Applying Bora-Care with Mold-Care to a water damaged home will kill existing mold and prevent mold from reoccurring. Remember, nothing can stop mold from growing if the conducive conditions are not corrected.

Protecting Structures From Moisture and Fungi After Flooding Steps

STEP 1: Wear appropriate protective gear and make sure the electricity and HVAC are off.

STEP 2: Begin removing mud, flooded furniture, appliances, carpets, and flooring.

STEP 3: Clean thoroughly and disinfect with an appropriate EPA registered disinfectant, sanitizer and virucide like Nisus DSV.

STEP 4: Cut out sheetrock 2 feet above the highest water line to allow for proper drying.

STEP 5: Open doors and windows to begin circulating fresh air. Use fans and dehumidifiers if available.

STEP 6: Use a moisture meter to determine when wood is 19% or less moisture content.

STEP 7: Treat all exposed wood using Bora-Care with Mold-Care in a 5:1 Solution.

STEP 8: Apply termite protection with a 2-foot band treatment using Bora-Care in a 1:1 solution. Once dry, the home is ready for repair.

    Third Purchase and Application of Boracare with Mold-Care

    After getting a $750 per room bid to do our house during remodeling, using this has saved me a ton of $$ and provided necessary protection against termites. Much of the remodel was replacing wood that was no longer structurally sound,  given it looked like balsa wood. From my experience I suggest: Read the labels and application instructions. Use protective gear - while its not toxic, using a good respirator, long rubber gloves and clothing that covers works especially if you use a sprayer - the product does atomized in the air. Use drop cloths if you are doing any overhead work. The residual on the floor is slippery. Any outlets or fixtures should be covered or wiped off afterward. The product can be sticky on non-porous surfaces. I used a blue dye in the mixture to leave a trail of where I sprayed. This is available from the website. One tablet per 5 gallons is plenty. A great product - fairly easy to use if you're a do-it-yourselfer and you can make certain that YOU cover everything that needs it. You also control when it gets done so if you need to apply here and there - this works.

    Treating mold on sills in crawl space

    The product arrived quickly. Instructions were clear. It seems to have solved my problem of mold on the sills in the crawl space under the house. I removed all of the old insulation before treating. New insulation was installed after treatment. One thing you might want to consider is that some product will drip onto the plastic poly. This will require time to dry before crawling back under the house. I had to rent a blower to get things dry again. Drying took several days. This means that if you intend to apply a second coat, you will have to wait several days for things to dry out. Don't forget to use a quality respirator, wear protective clothing to include gloves and goggles when handling the product. These items can be purchased at Lowe's

    Shipped quickly and I appreciate the phone call to sort out a misordered product (my fault, not Do My Own). I ordered this for a porch flooring project. Product mixed well and although I dunked the wood pieces, turns out that a tank sprayer works just as well and much quicker. I did not know how much to order so ordered 2 jugs, but only needed one. The one jug, when mixed, was enough for 300 square foot of wood, sprayed both sides twice (it rained just after the first time) and still have about a gallon left over.

I need to apply Bora-Care with Mold Care to floor joists in crawl space area. some joists have stain. if i spray mold-clean on joist how much water do i need to use to rinse as do not want to add a bunch of water to area as that is what caused my problem in first place but would like to get rid of stain.

Bora-Care with Mold-Care is a mixture that you have to mix with water and apply to the wood.  It can only be applied to raw, untreated, unsealed, unpainted wood which is what you should have in your crawl space.  Bora-Care with Mold-Care should be mixed with 5 gallons of water.  You do not have to worry about the amount of water that you use as once it is dry it will not be an issue.  Be aware that Bora-Care with Mold Care will kill any mold on the wood, but it will not get rid of the stain that is left by the mold.  To get rid of the actual mark or stain on the wood, you need to apply Mold-Clean to the area.  Mold-Clean should be applied first, and then you should treat the area with Bora-Care with Mold Care to make sure the actual mold in the wood is neutralized.

After Mixing Bora-Care with Mold-Care with 5 gallons of water, if I don't use all of the chemical, what is the shelf life of the product?

You will need to mix the entire contents of Bora-Care with Mold-Care with 5 gallons of water as directed on the product label (using an impeller-type mixer). The diluted solution is stable for 30 days after mixing.

Bora-Care with Mold-Care can only be applied from sprayers, either hand pumped, electric or gas sprayers. This product is too thick to be fogged and will clog most fogging equipment.

Can Bora-Care with Mold-care be used under the floor finish in a basement where ventilation is poor?

Bora-Care with Mold-Care is perfectly safe to use where people will be living and sleeping once it is dry.  You should open windows and possibly wear a respirator while applying the product if there is poor ventilation. After the product is applied, it is perfectly safe to re-enter the living space once it is dry, which usually only takes a few hours.
